Eshelman Appraisals, Inc. has been a professional valuation and consultation service for residential properties throughout San Diego County since 1974. We specialize in litigation assignments, IRS estate related value documentation, private party transactions and lending appraisals with access to a group of vetted independent contractor appraisers and office support available to assist you during normal business hours.

Four of the appraisers hold the prestigious SRA designation from the Appraisal Institute and all are state certified for all residential property types including complex assignments. David Eshelman also holds the AI-RSS designation from the Appraisal Institute. We take pride in being apprised of leading edge technology but strive to maintain a balance between it and personalized service. Appraisal Institute SRA Membership Designation:

 

The SRA membership designation is held by professionals who provide a wide range of services for residential properties related to, providing opinions of value, evaluations, reviews, consulting, and advice regarding investment decisions, among other things.

To become a SRA Designated member of the Appraisal Institute, an individual must:

• Have good moral character;
• Be a Certified Residential or Certified General Real Property Appraiser (or meet equivalency)
• Hold bachelor's degree or higher (or be a Certified Residential or Certified General Real Property Appraiser)
• Meet standards and ethics requirements;
• Pass rigorous education requirements;
• Receive credit for residential experience that meets meet strict criteria; and
• Receive credit for the demonstration of knowledge requirement.

SRA Designated members agree to adhere to the Appraisal Institute Code of Professional Ethics and Standards of Professional Appraisal Practice, underscoring a commitment to sound and ethical professional practice.

The completion of continuing education requirements assures that SRA Designated members remain informed on trends and changes pertaining to real property valuation, enabling them to provide valuations that reflect the latest in professional practice.

 

Appraisal Institute AI-RRS Membership Designation:

 

The AI-RRS membership designation is held by professionals who provide reviews of residential appraisals. To become an AI-RRS Designated member of the Appraisal Institute, an individual must:

• Have good moral character;
• Be a Certified Residential or Certified General Real Property Appraiser (or meet equivalency)
• Hold a bachelor's degree or higher (or be a Certified Residential or Certified General Real Property Appraiser)
• Meet standards and ethics requirements;
• Meet rigorous education requirements;
• Pass a comprehensive examination; and
• Receive credit for specialized appraisal review experience that meets strict criteria.

These individuals possess experience and knowledge to address issues unique to residential real property reviews. AI-RRS Designated members agree to adhere to the Appraisal Institute Code of Professional Ethics and Standards of Professional Appraisal Practice, underscoring a commitment to sound and ethical professional practice.
